We here at Staged by Design®, all love the Apple+ show, “Ted Lasso”. For those of you who have NOT seen it, be sure to set aside some time for bingeing this feel-good comedy. From the soccer references, to 80’s pop culture nuggets, this show’s positivity is what we all need right now.
You may wonder how this post relates to Real Estate…..well, one of my favorite quotes from Ted is “You know what the happiest animal on Earth is? It’s the goldfish. You know why? It’s got a 10-second memory. Be a goldfish.”.
I think we will all agree that the real estate climate in the last two years has been particularly unpredictable. From sight-unseen offers, to waiving, heck EVERYTHING you possibly can do to seal the deal. And let’s not leave off all the offers that are ridiculously over list price for homes.
As inventory increases, and things start to settle just a bit, I want to remind everyone to “Be a Goldfish”. The market has set unrealistic sales price precedent and expectations for some sellers. Some will hope to list at the same price as if they were selling in early Spring. By keeping your proven, repeatable systems, no matter what the market climate holds, you will maintain the standards of your brand. You will also keep your value proposition as an agent. These systems include professional photography and of course, home staging.
It is a statistical fact that well-presented homes net more in the closed sales prices AND remain on the market for less time than non-staged homes. (see reports from the National Association of Realtors (NARS) or the International Association of Home Staging Professionals (IASHP). Home staging consultations are hands-down your best return on marketing investments. Full staging of a home is icing on the cake and provides a model home look that is essential for problematic floor plans, which is particularly needed in luxury homes.
If you already include home staging consultations with your system - keep it up. However, if you do not, I would love to encourage you to give it a try. Our consultations provide your clients with a detailed priority list that will tackle all those pesky deferred maintenance issues, necessary updates and placement of existing furniture. We try to cover any objections a buyer may have to the home. This list gives your client a plan to follow for their budget.
